Property managers across WA work from a fairly consistent list, and almost every deduction we see traces back to the same handful of items. Knowing them in advance is the cheapest bond insurance available.

Ovens are first. Racks, trays, glass and the internal seal all need to be free of carbon build-up — a wiped-out oven with baked-on rack marks still fails. Rangehood filters come second; they are removable, dishwasher-safe in most cases, and almost universally forgotten.

Window tracks, flyscreens and sliding door channels are the third recurring issue, followed by skirting boards and light switches. Marks on walls are treated separately: spot-cleaning is expected, repainting is not.

If the property had carpets professionally cleaned at the start of the tenancy, you will usually be asked for a receipt at the end. Keep it — a written invoice settles more disputes than any amount of scrubbing.
